Yes — one percent from the buyer and one percent from the seller, which is the Islamabad standard. We put it in writing before you view anything, and it does not move afterwards. There is no separate “file charge”, “processing fee”, or documentation cost on top.

Regularly. We do live video walkthroughs at a time that suits your zone, send every document scanned before you sign anything, and can act on a properly executed Power of Attorney. Roughly a third of what we close is bought remotely.

We pull the title from the relevant authority, confirm the NOC and any dues, check the approved building plan, and physically verify the boundary against the file. If any of that does not reconcile, we tell you and you walk away before money moves.

Around PKR 1.5–2 crore gets you a five marla house in a settled part of Bahria Town, or a small apartment in the F sectors. Below that, you are generally looking at plots on the outskirts or files rather than built property.

Yes. We work grey structure or turnkey on a fixed schedule of rates agreed up front, with weekly photo updates and a snag list at handover. We will also tell you honestly when building is the wrong call versus buying ready-built.

Around three weeks from accepted offer to transfer if the file is clean and both parties are responsive. Our average is 21 days. Disputed inheritance, missing NOCs, or an absent co-owner can push it to two or three months.
